Harborne, in south-west Birmingham, is known for its High Street and a mix of large Victorian and Edwardian villas around Harborne Park, Lordswood and Queens Park, inter-war semis towards Court Oak and Welsh House Farm, and flats and newer homes nearer the city. Victorian and Edwardian villas
Many Harborne houses have high ceilings, cornicing, ceiling roses and picture rails. We protect features you want to keep and skim neatly up to them. Recreating damaged run-in-situ cornicing is specialist fibrous plaster work, and we’ll say so if your job needs that. Original walls are often lime plastered on solid brick, so if there’s damp we’ll want the cause found first rather than sealing moisture in.
High ceilings and access
Rooms over three metres need proper access, usually a stable platform or tower. We plan for it when we quote so the finish is consistent across the whole ceiling and the job is done safely.
Inter-war semis and loft work
On 1930s semis towards Court Oak and Quinton, common jobs are over-boarding original ceilings, skimming after wallpaper comes off, and boarding rear extensions and loft conversions. Many Harborne lofts are being converted; we board and skim sloping ceilings, knee walls and dormers once the builder and building control are happy.
Conservation and planning
Parts of Harborne are in conservation areas, and planning goes to Birmingham City Council. Check before external changes. For interior plastering most homes don’t need consent, but listed buildings are different.

Drying and painting
A skim needs a few days to dry. Keep rooms ventilated and use a mist coat of watered-down contract matt before full decoration.
