Sutton Coldfield, the Royal Town on Birmingham’s northern edge, has some of the most varied housing in the area: Victorian and Edwardian villas around Four Oaks and the town centre, 1930s semis in Wylde Green and Boldmere, and large post-war and modern estates in Walmley, Mere Green, Falcon Lodge and Minworth. RCR Connections Ltd is a Solihull-based plastering and rendering company, and we take on plastering work across Sutton Coldfield, from Streetly and Little Aston on the western edge to Walmley and Sutton Park’s surrounding roads.
Plastering services in Sutton Coldfield
- Skimming: a smooth new finish coat over sound plaster or plasterboard, ready for decorating.
- Re-plastering: removing blown or damaged plaster and building the wall back up, often after a rewire, damp treatment or a kitchen refit.
- Ceilings: over-boarding and skimming cracked or Artexed ceilings, common in the 1960s and 70s houses around Falcon Lodge and Mere Green.
- Plasterboard: boarding out loft conversions, extensions and new stud walls.
- Patch repairs: filling chases, holes and damaged corners so they blend in.
Older houses around Four Oaks and Boldmere
Many of the older properties in Sutton Coldfield still have lime plaster or lath-and-plaster ceilings. These need a sensible approach: sometimes a repair is better than ripping everything out, and sometimes the old ceiling is past saving. We’ll look at it honestly and explain the options. Parts of Sutton Coldfield, including the town centre and areas around Four Oaks, fall within conservation areas managed by Birmingham City Council, so if you’re also thinking about external work, check with the council first.
How a job works
- Photos first. WhatsApp pictures of the walls or ceilings to 07453 614095 with rough room sizes.
- Guide price and visit. We give you a guide price and arrange a visit if the job needs a closer look.
- Protection. Floors, stairs and furniture are covered before we start.
- Plastering. Surfaces are prepared and bonded so the new plaster grips properly.
- Tidy finish. Waste is bagged up and the room is left swept, with aftercare advice on drying and mist coats.
Rendering in Sutton Coldfield too
If the outside of the house needs attention, we also apply sand and cement, silicone, K-Rend/monocouche and insulated render (EWI). See our K-Rend and monocouche rendering page or our rendering in Solihull page for how our rendering jobs work.
Choosing between a skim, over-boarding and re-plastering
These three jobs get confused, so here’s a plain guide. A skim is a thin finish coat, a few millimetres thick, applied over walls that are sound but tired, cracked or uneven. An over-board means fixing new plasterboard over an old ceiling, then skimming it. It suits ceilings that are cracked, Artexed or slightly sagging but still firmly fixed, and it avoids the dust of pulling the old ceiling down. Re-plastering means hacking off the old plaster back to brick and starting again. It’s needed when plaster is blown (sounds hollow when tapped), crumbling, or has been damaged by damp.
In Sutton Coldfield’s older houses in Four Oaks, Boldmere and around Lichfield Road, we often find a mix of all three in the same house. In the 1960s and 70s homes around Falcon Lodge, Walmley and New Hall, Artex ceilings are common. Artex applied before 2000 can contain asbestos, so it should be tested before anyone sands or scrapes it. Over-boarding avoids disturbing it.
Planning plastering around other work
Plastering is best done after electricians and plumbers have finished their first fix, and before the kitchen, flooring and decorating go in. If you’re renovating, tell us your other trades’ timings and we’ll fit around them. Leave time for drying before decorators start: a skimmed room usually needs a few days, a fully re-plastered one can take a week or more depending on ventilation and season.
